Hilton Head, SC, will be the location of the second Latitude Margaritaville 55+ active adult residential community, Minto Communities and Margaritaville Holdings have announced.

“The extraordinary level of enthusiasm and interest generated from the announcement of our first development on Daytona Beach with Minto has been exciting and gratifying,” said Margaritaville CEO John Cohlan. “We look forward to creating another port of paradise for those looking to live a life of fun and relaxation on the shores of South Carolina.”

The community, technically in the city of Hardeeville, SC, will occupy 2,739 acres and will include a 72-acre site for a 290,000-square foot retail center, according to the companies. The retail complex, developed with Sutton Holdings, will include a Margaritaville restaurant, specialty stores, grocery store and entertainment venues.

Other amenities of the community will include a resort-style pool, fitness center, social hall, game and hobby rooms, arts and learning programs, indoor and outdoor dining with signature food and beverage concepts, and tennis and pickleball courts.

“Latitude Margaritaville Hilton Head will be influenced by the spectacular South Carolina setting and charming classic coastal architecture,” said Minto Senior Vice President William Bullock.   

Plans call for more than 3,000 homes of varying designs and floor plans starting in the low $200,000s. Development is set to begin immediately, with a sales center expected to open early next year.

Minto and Margaritaville Holdings announced their partnership in February, with the groundbreaking for the first Latitude Margaritaville community in Daytona Beach, FL, taking place the next month. The sales center in that community is slated to open this fall, and model homes are scheduled to open early next year.
