Cadence Senior Living and Ryan Companies US have partnered to design, develop and build Azure Mesa, an upscale senior living community in Arizona with an “age-in-place” model that will accommodate a total of 170 private-pay, market-rate units.

The joint venture will include 142 independent or assisted living units and 28 memory care units.

“We design the independent living and assisted living main building making no distinction between independent living and assisted living residents,” Tyler Wilson, vice president of real estate development, Ryan Companies, told McKnight’s Senior Living. “All units are designed to an independent living standard, with full kitchens, baths and washer/dryer. But we license the entire building as assisted living with the Arizona Department of Health Services. We also follow assisted living code and fair housing compliance in all units.”

Construction on the 183,000-square foot project is now underway and is expected to be complete in summer 2019.

“Someone can move into a unit at age 85 as an independent living resident, and as they age and take on more services, they can stay in the same unit if they chose,” Wilson said. Those who develop dementia, however, would move into a memory care unit, he added.

Azure Mesa is located on an eight-acre site next to a park and close to restaurants, retail, recreation and medical services. Onsite amenities will include fine dining, private dining, a bistro and pub lounge, a movie theater, a hair salon, a craft studio, lounges and multipurpose spaces, a fitness center, exam rooms and secure memory care gardens.

HFF worked on behalf of Ryan Companies and Cadence to arrange a joint venture equity partnership with an institutional partner. Ryan A+E is designing the community, and Studio SIX5 is creating the interior.

The Cadence-Ryan team is working on a second Azure location in North Scottsdale, AZ, and recently received Scottsdale City Council approval. Cadence Senior Living is based in Scottsdale, AZ.
