Bellevue, WA-based Aegis Living this week launched a new affiliate company, Aegis Development LLC, which will deliver development consulting services to the senior housing industry.

Services will range from in-depth market analysis and site selection to building development and design planning, general contractor and subcontractor oversight and guidance, and other consulting offerings such as sustainable development, financing and go-to-market strategies, all under the umbrella of one company.

“I’ve been doing senior housing for 37 years, and I’m constantly amazed at how people are spending tens of millions of dollars on designing projects and products in the senior housing space and really doing it in a very segmented way,” CEO Dwayne Clark told the McKnight’s Business Daily Wednesday.

Aegis Living has received numerous awards and accolades. Recently, Aegis Living Lake Union received recognition as the first assisted living community built following the global green building standards for the Living Building Challenge Petal Certification through the International Living Future Institute. The community is designed to be emission-free and energy-efficient, using solar power and rainwater. 

Aegis Development will provide start-to-finish integrated consulting services, Clark said, contracting with organizations on senior living projects including independent, assisted living and memory care communities. Clark said the company will not serve as an operator for the projects on which it consults.

“We have no desire to manage these assets. …We’re going to give people really good build-ins that allow them success from day one,” he said.

Aegis Development will provide its services globally. Clark said the company already is working on a deal with a developer in Saudi Arabia.

“Extending our expertise and white glove services to others in the market is a natural next step as we continue to grow and evolve our footprint as a company,” Aegis Living President Adam Clark said Wednesday in a press release. “We believe no team is better equipped than ours to help develop and deliver senior living options that meet the demand of the communities and residents they serve.”

Founded in 1997, the privately held, family-owned Aegis Living operates 36 communities in California, Nevada and Washington, with an additional five properties currently in development. The company broke ground Monday on the Aegis Living San Rafael community in California, designed to pay tribute to Mission San Rafael, founded in 1817

Aegis Development is the second affiliate company launched by Aegis Living. Earlier this year, the company launched Kalon Care, a staffing agency to hire temporary care staff for senior living communities in Washington state.
