Adults 55 and older will be able to search for their lost shakers of salt in Texas with the expansion of Latitude Margaritaville into the Lone Star state, Margaritaville and Minto Communities USA announced Tuesday. 

It is sure to be 5 o’clock somewhere when the 55+ active adult residential communities pop up in the Austin, Dallas and Houston markets. The communities are inspired by the lyrics and lifestyle of singer, songwriter and best-selling author Jimmy Buffett, whose songs evoke a passion for tropical escape and relaxation.

“The Margaritaville brand has a strong foundation in Texas,” Margaritaville President of Development Jim Wiseman said in a statement. “The state represents tremendous opportunity as we expand the development of Latitude Margaritaville communities. We look forward to bringing our iconic lifestyle to the Southwest.”

The Texas communities will join three others open in the South: Latitude Margaritaville Daytona Beach in Florida, Latitude Margaritaville Watersound near Panama City Beach in Florida and Latitude Margaritaville Hilton Head in South Carolina.

Scott Rogers, Minto’s newly appointed vice president of acquisition and development – Texas, said that island-inspired villa, single-family and cottage homes will be available. In addition to having sufficient land and being located in a temperate climate, he said, the properties must be close to an airport, retail and service businesses, medical offices and hospitals, and leisure activities.

The only thing missing at the Texas properties is the ocean, but Minto Latitude Margaritaville Division President William Bullock told Construction Dive in October that the communities “don’t need to be located near the water to provide the amenities, including the food, music and escapism, that [are] central to the brand.”
