Minto Communities and Margaritaville Holdings broke ground Tuesday for the Latitude Margaritaville active adult community planned for Daytona Beach, FL.

The community is just one of several that the two companies plan to open around the country for those aged 55 or more years through a partnership announced in February.

“The groundbreaking of this exciting new community marks the opportunity to redefine active adult living, focusing on the Margaritaville lifestyle of food, fun and music” inspired by musician Jimmy Buffett, said Minto Senior Vice President William Bullock.

The first phase of the community will be built on 1,600 acres. The initial launch of Latitude Margaritaville will include more than 3,000 homes, with a future proposed expansion of up to 7,000 homes. Prices will start in the “very low $200Ks,” according to the companies.

Featuring a tropical theme, the community will include walkable neighborhoods and a town center with a fitness center that has an aerobics studio, indoor lap pool, spa and group fitness classes; indoor and outdoor dining with Margaritaville food and beverage concepts, as well as others; arts and learning programs for residents and guests; and a pool area with beach entry, according to current plans.

Other expected amenities include a band shell for live entertainment in the town center, a private beachfront club, and continuous-loop shuttle service from the community to the beach club for residents.

The sales center is under construction and is slated to open in the fall. Model homes are expected to be finished by early next year.
